Luxury Housing Markets Heat Up & Inventory is Low

Home prices signal a strong selling season  according to PRNewswire.  For the second month in a row, home prices have risen higher than a year ago. Median prices in March were an impressive 5.8 percent higher than March 2011 in the 53 metro areas surveyed for the RE/MAX National Housing Report. For the last 9 months, sales have reached a level higher than the same month in the previous year. Following these trends, the spring and summer months should experience increased activity. With falling inventory and many markets witnessing multiple offers with bidding competitions, prices are likely to continue to rise in many areas.”There is very little inventory, which is driving a lot of activity,” said Richard Smith, president and CEO of Realogy Corp., a global provider of real estate and relocation services. High-end markets are seeing increased activity as well. Even far from the major city centers, real estate watchers have seen luxury markets heat up according to U.S. News & World Report.

Happy May 1st!  New Homes are Less Expensive to Maintain!  Newly constructed homes have savings that come from reduced energy and maintenance expenses.  Judie Woodall, from Strategic Real Estate Solutions offered insight on how new homes save you money. 

Data from the 2009 American Housing Survey (AHS) offer proof. The AHS classifies new construction as homes no more than four years old.  For example, for routine maintenance expenses, 26% of all homeowners spent $100 or more a month on various upkeep costs. However, only 11%  of owners of newly constructed homes spent this amount. In fact, 73% of new homeowners spent less than $25 a month on routine maintenance costs.  Similar findings are available for energy expenses. On a median per square foot basis, homeowners spent 78 cents per square foot per year on electricity. Owners of new homes spent 65 cents per square foot per year.  For homes with piped gas, homeowners spent on average 53 cents per square foot per year. Owners of new homes spent 38 cents per square foot per year.  These data highlight that a new home offers savings over the life of ownership due to reduced operating costs.

Builders report that the extra expense of constructing a high-performance home is now 7%, as compared with 10% in 2008 and 11% in 2006.

2012 Is Looking to Be A Positive Year

Johns Creek Ranked at Top in State For Quality of Life

Milton Has Best Quality Of Life In State

Milton has best quality of life in state, 9th in SouthThe City of Milton has the highest quality of life in the state and the ninth-best in the southern United States, according to a recent “On Numbers” study. “This study affirms the belief many of us have had here in Milton since we incorporated, namely that we have the best quality of life in the state,” said Mayor Joe Lockwood. “Now it’s substantiated with some pretty powerful numbers, and is not just community pride.”

 On Friday, November 11th, 2011, the chief economist of the nation’s largest real estate group said Gradual improvement in the housing market is expected next year, with existing-home sales edging up 4% to 5% and new home sales getting an even bigger boost off this year’s record lows.

“Tight mortgage credit conditions have been holding back homebuyers all year, and consumer confidence has been shaky recently,” Lawrence Yun, chief economist of the National Association of Realtors, said. “Nonetheless, there is a sizeable pent-up demand based on population growth, employment levels and a doubling-up phenomenon that can’t continue indefinitely.” Mortgage interest rates, he predicted, would gradually rise from record 2011 lows to 4.5% by the middle of 2012.  With falling inventory, the median home price should rise in 2012, he said. “Home prices have yet to show a definitive stabilization pattern in most areas. Still, given an over-correction in prices, there likely will be moderate appreciation in 2012,” Yun said.
